在7500公顷的土地上,上海8个试点城镇建设的总投资已经超过50多个亿,规划建设的房屋总量约为2258万平方米,如此庞大的开发建设总量将会给投资者、经营者居住者以及相关的方方面面带来什么新的变化,对当地的社会经济、文化产生何种影响,从今年4月下旬开始,我们先后走访了罗店、松江、安亭、青浦朱家角、浦江、高桥、奉城等城镇,除崇明、临港新城外。对上海其他8个试点城镇的房地产市场现状进行了实地考察,我们认为:上海试点城镇的房地产建设拉动了上海郊区房地产市场的蓬勃发展,也是上海城镇建设的一个里程碑,但总体导向与市场效应如何和谐一致是未来发展的关键所在。 相似文献

近日媒体报道一个试点城镇的中心镇控制性详细规划定局,“按照规划,整个新镇核心区将原汁原味地体现瑞典北欧城镇的自然风貌、建筑特色、人文环境等特征”。读完这则报道,结合近期对一些城镇的走访,感到:上海的试点城镇建设总体思路不错,立意也很高。但是,在具体实行这个总体战略构想时,有些地方,不顾国情国力,把市委市府提出的建设具有特色风貌的新城镇要求等同于搞“原汁原味”的外国风貌建筑,既缺乏示范性,又带来许多隐患。这种现象,令人担忧和思索。 相似文献

上海郊区具有一系列天然的第三产业发展空间。然而,任何资源都需要经过挖掘。随着全市基础设施建设重心外移,随着“三港二网”建设和沪杭、沪崇苏沿海大通道建设,郊区第三产业的发展空间正在不断放大。部分区县市场和现代物流发展空间广阔,部分区县旅游业发展前景看好,部分区县房地产业、传统购物与各类新型服务业发展潜力很大。但郊区第三产业的许多发展优势和机遇也是对有准备而言的。 相似文献

AbstractCompared with store image literature, the town centre is underexplored as a retail image context. This paper examines what is meant by town centre image by conducting an empirical study of 536 consumers to elicit top-of-mind images of five town centres. Following extensive content analysis and rigorous replication, the findings reveal a broader, holistic image construct than previously assumed in the literature. New psychological, intangible elements of town centre image are identified, confirming the need to measure image specific to the retail context. Further, drawing on the customer experience framework, a conceptual model of town centre image is developed. The model provides the basis for future conceptualisation and operationalisation of town centre image, combined with an approach for managing the customer experience in town centres. 相似文献

This research enhances the understanding of consumer behaviour and customer experience in the context of town centres. First, it defines town centre customer experience (TCCE) as a multifaceted journey that combines interactions with a diverse range of public and private organisations, including retailers and social and community elements; this results in a unique experience co-created with the consumer across a series of functional and experiential touchpoints. Second, combining qualitative and quantitative insights, this research reveals a series of specific functional and experiential TCCE touchpoints, which underpin the consumer internal response (motivation to visit) and outward behaviour (desire to stay and revisit intentions) in the town centre. In addition to enhancing town centre and customer experience knowledge, these findings offer important new insights to those managing town centres and seeking to retain customer loyalty in the high street. Above all, these findings can help identify the touchpoints that need to be reinforced and/or improved to differentiate a town from its competing centres and to create tailored marketing strategies. Retail decentralization is associated with town centre decline and a concern for revitalization. Using the case of Llanelli, South Wales, the effects of a new food superstore on shopping behaviours and opinions are explored. Surveys in 1997, 1999 and 2001 reveal a dramatic change in patterns of food shopping, but no real change for purchases of clothing or DIY goods. Disadvantaged consumers, the carless and the elderly, were already heavily reliant on town centre shops before the opening of the new superstore and changes in their shopping patterns were no different from other shoppers. The 'social' vitality of the town centre increased, as did shoppers' satisfaction with town centre shopping, but major spin-off shopping or 'economic' vitality has not yet occurred. 相似文献
