In this paper, we apply the theory of rational expectation bubbles proposed by Blanchard and Watson (1983) to the Chinese housing market. The theory implies that negative returns on house prices are less likely to occur if the bubbles exist. Based on data from 35 cities in China, we find no evidence to support the existence of such bubbles in the Chinese housing market.  相似文献

文章分析了2005年7月人民币汇率改革以后牛熊市下人民币汇率和股票价格的关系,本文发现,在牛市期间,汇率和股票指数在滞后一期上是互为Granger因果关系的,在其余的各滞后期,汇率都是股票指数的Granger原因,而股票指数都不是汇率变动的Granger原因。从两者的互相影响的关系上看,两者在一定程度上互相影响,但是汇率变化对股指变化的影响比股指变化对汇率变化的影响的程度要更深。而在熊市情况下,人民币汇率和股票指数之间不存在协整关系。  相似文献

This paper investigates the influence of international capital flows on housing prices in eight Asian countries, including China. We focus on determining whether exchange rate arrangements and capital regulations influence capital inflows and housing prices. Our results show that an arrangement to restrain the fluctuation of the exchange rate and capital controls has the potential to raise housing prices in Asia. The strong prospect of the Chinese yuan's appreciation also pushed up housing prices in China. Another expected reason for the increase in capital inflows into Asian markets is the expansion of global liquidity. Such capital flows often have a sensitive reaction to market sentiment, and an increase in asset market volatility caused by the liquidity squeeze decreases Asian housing prices. These results suggest the need to review capital controls and future exchange rate system options for Asian countries.  相似文献

我国房地产市场发展时间较短,样本数据较少,但影响我国房价的宏观经济因素众多且各因素之间存在严重的多重共线性。文章通过偏最小二乘(PLS)方法对我国房价的宏观经济影响因素进行定量分析,利用变量投影重要性指标(VIP)考察了各影响因素的重要程度,并构建房价与重要影响因素之间的预测模型。研究结果表明:土地价格、资金规模和国民财富构成当前影响我国房价变化最重要的三大因素;中长期贷款利率对我国房价变化的影响作用较弱,而货币供应量对我国房价变化的影响作用却非常突出。  相似文献

Using the Pooled Data of housing market of 30 provinces during 1995-2003, this paper investigates the micro-level influence factors of housing prices fluctuation in China. We have found out that income, cost and lagged housing prices are important factors to housing prices fluctuation. The influence factors do not change with time, but vary in different regions. In addition, cost and lagged housing prices are not only the influence factors of the state housing prices, but also the notable impact factors to each region. Thus, we suggest that the government should take different policies in different regions, control the demander and supplier and guide fight expectations.  相似文献

本文利用2000~2009年"北上广深"4个一线城市以及其他14个二三线城市的房地产数据来实证检验导致我国一线城市和二三线城市房价快速上涨的影响因素,并分别定量分析了这些因素对两类城市房价的影响程度。研究结果表明,由于房地产市场发展阶段不同,我国一线城市和二三线城市的房价影响因素存在较大差异,全国统一的房地产调控政策难以满足不同城市稳定房价和保障房地产市场健康发展的需要。就房地产调控重点而言,一线城市应重在抑制投机型需求,二三线城市应重在增加保障性住房供给。  相似文献

Based on Chinese city-level data from 1999 to 2012 and controlling for geological, environmental, and social diversity, our multi-step estimation suggests that credit plays a significant role in driving up house prices after the Great Recession, whereas property prices only influence bank lending before 2008. Local amenities such as higher education, green infrastructure, healthcare, and climate also positively affect house prices. Moreover, the impacts of bank loans on housing prices tend to be related to the level of amenities, suggesting that pooling macroeconomic and urban economic data may be important for housing market research in the future.  相似文献

The purpose of this paper is to examine whether and to what extent Chinese and Korean products in the machinery industry compete with each other in the Japanese market. Empirical tests of panel data of 16 machinery products from 2000Q1 to 2012Q2 show that a decrease in the unit prices of Chinese exports leads to a decrease in the demand for Korean exports. In contrast, a decrease in the unit prices of Korean exports does not lead to a decrease in the demand for Chinese exports. In addition, lagged Chinese prices have bigger impacts on current Korean prices than lagged Korean prices on current Chinese prices. Simulation experiments investigating the impacts of a change in exchange rates on the Chinese and Korean export volumes also confirm that the Korean variables do not affect the Chinese export volume as much as the Chinese variables affect the Korean export volume. Overall, the findings in the present paper indicate that China has already emerged as a formidable competitor to Korea in the Japanese machinery market.  相似文献

近年来.国际原油价格强势上扬,国内原油价格也不断上调。尽管一些学者从国内需求增加和国内外原油价格接轨的角度来说明目前原油和成品油的高位,但这些理论似乎都无法完全解释当前油价暴涨的现象。本文从原油和成品油的市场结构和定价机制出发,基于VAK模型证明了国内油价主要为短线预期带动所致.这种预期从国外传递到国内并导致了国内油价的上涨。因此通过改革油品的定价机制且完善和适当干预国内原油期货交易市场,可以打压这种非理性预期,抑制油价飙升的势头。  相似文献

股票市场的发展与一国的宏观经济因素存在密切的联系,本文选取工业增加值增长率,居民消费价格指数、利率、汇率、货币供应量、上证综合指数这6个变量建立VAR模型,并进行脉冲响应分析,对宏观经济因素对我国股票市场价格变动的影响进行定量分析。分析得出宏观经济因素与股票价格波之间存在长期稳定的均衡关系,并且货币政策只有很微弱的影响作用。  相似文献

The present study investigates the influence of international oil prices on China's stock market returns across 29 different industries. The paper attempts to account for any structural breaks and nonlinearity in this relationship. The results reveal that the effect of changes in the international price of oil on stock returns differs substantially across industries. The stock returns of the coal, chemical, mining and oil industries are found to be positively affected by crude oil price movements. Conversely, electronics, food manufacturing, general equipment, pharmaceuticals, retail, rubber and vehicle industries are found to be negatively affected by movements in the price of crude oil. The results of the estimations also suggest that the majority of Chinese industries have been significantly affected by oil prices since 2004. The influence of international oil prices on Chinese stocks also has a stronger effect in the presence of high volatility but the effect varies across industries.  相似文献

本文在对中国和美国大豆价格进行格兰杰因果关系检验的基础上,运用VAR模型分析中美两国大豆市场动态的相互影响关系,并探索当面临由外部冲击所导致的上涨压力时,两个大豆市场分担上涨压力的贡献情况;之后运用VECH和TARCH模型分析中美大豆价格波动的传导机制和对称性问题。主要结论如下:首先,中美大豆市场相互影响,互为因果,但美国大豆市场对中国大豆市场的冲击要强于中国大豆市场对美国大豆市场的影响,且美国大豆市场应对外部冲击的能力要强于中国。其次,美国大豆价格的波动主要依靠上期自身波动的传导,而中国大豆价格波动更易受外部冲击的影响;美国大豆价格波动趋于收敛,而中国大豆价格波动趋于发散。再次,中美大豆市场的联合波动也主要受外部冲击影响,两个市场的整合机制较为脆弱。最后,中美大豆价格波动均体现出非对称的特征。  相似文献

本文结合中国股票市场实际,分析了证券发行管制对噪声交易的影响。本文的结论是:(1)证券发行管制保护了噪声交易者利益,削弱了一级市场发行方的套利力量,创造了噪声交易者的生存空间,推动了噪声交易者对价值投资人的驱逐和同化,使噪声交易者主导市场;(2)改善投资人结构和增加大盘兰筹股是实现中国股市“发展、规范与市场承受能力高度统一”、以及股票价格向价值平稳回归的重要条件。  相似文献

In July 2005, the Chinese Government unpegged the RMB from the US dollar. As the RMB has followed a remarkably predictable appreciation over time, I examine the price of Chinese exports to the USA after unpegging the exchange rate. Results suggest that the Chinese industries with greater import market share were able to raise their prices after the removal of the pegged exchange rate regime; however, over time there is a significant deflationary trend. Chinese export prices tended to decrease under an unanticipated RMB appreciation; this effect was more pronounced for industries with more pricing flexibility. This suggests that Chinese exporters are consistently "pricing to market" and thus creating a significant foreign exchange policy implication. Specifically, a more flexible exchange rate regime will likely have little impact on the prices of Chinese exports to the USA but might increase the profit volatility of Chinese firms.  相似文献

本文通过建立加入金融摩擦的消息推动下的经济周期模型得出房产税试点的消息冲击,预期紧缩的个人抵押贷款政策和预期紧缩的企业信贷政策均对房价具有重要作用,并且消息冲击影响下的住房价格与传统周期模型下实际政策冲击的影响下的住房价格之间具有明显的区别。同时,本文还通过对上述三种冲击进行相互组合所产生的四组混合预期对住房价格的影响发现:当经济人对未来同时产生多种预期时,由多种预期所产生的对内生变量的影响具有相互增强的性质。最后,本文发现在导致房价上涨的预期冲击中,预期紧缩的企业信贷政策是最微弱的,其次是预期紧缩的个人抵押贷款政策,房产税试点消息预期则是导致房价上涨方面最不利的预期因素。  相似文献
