近日,杭州市统计局公布了今年上半年杭州市房地产市场运行情况报告。报告显示,上半年,杭州市房地产开发投资继续承接去年以来平稳回升的态势,累计投资215.2亿元,同比增长26.9%,在各类商品房中,住宅投资增长最快。上半年杭州住宅投资达到162.72亿元,增长26.9%。上半年,商品房新开工面积472.33万平方米,增长25.5%。不过,由于宏观环境趋紧,上半年的杭州楼市呈现出了销售面积缩量、价格稳中趋降,房地产企业资金紧张的特点。  相似文献

2004年,成都市房地产市场呈现购销两旺的局面。仅1~10月,全社会固定资产投资完成767.6亿元,比去年同期增长26.5%。房地产投资完成221.24亿元,同比增长22.7%,其中住宅投资154.48亿元。整体市场呈现出商品房施工、竣工面积较稳定,新开工面积大幅下降,空置面积继续下降、商品房价格持续上涨等特征。  相似文献

上半年,我市累计完成房地产开发投资490.2亿元,增速从1-2月的64.8%回落到24.2%。其中,住宅完成投资261.4亿元,同比增长19.5%。商品房开发供求两旺。上半年,全市商品房施工面积为7241.1万平方米,同比增长18.11%;竣工面积712.8万平方米,其中住宅564.5万平方米,同比分别增长66.5%和57.2%。销售面积仍呈两位数增长,但增幅有所下降。前6个月,我市商品现房销售面积仍高于同期竣工面积,保持两位数增长,但增幅受上年基数影响,同比下降了42个百分点。截至6月底,全市累计销售各类商品房724.7万平  相似文献

一、我国房地产投资总量、结构和原因 (一)投资保持较高增长态势 我国房地产投资最近十年整体保持较高的增长态势,总体呈现下列特点。 住宅投资增长略快于房地产投资增长,房地产投资增长略快于全社会固定资产投资增长,但总体保持了同向,同步增长态势。房地产投资总额从2003年的1.02万亿元增至2012年的718万亿元,增长了约7倍;住宅投资增长了73倍;同期全社会固定资产投资增长约66倍。固定资产投资、房地产投资和住宅投资三者增幅年度间轮流交叉领先。这反映出因宏观经济状况和房地产调控政策对三种投资的影响在不同年度之间的差异性。  相似文献

广西壮族自治区的房价受到社会各层面的关注,2015年商品房屋平均售价(住宅)呈现平稳增长。在众多的影响因素中,文章运用灰色关联法研究发现,房地产开发投资(住宅)对广西住宅商品房屋平均售价(住宅)的影响最大,其次是房屋施工面积(住宅),它们都属于强相关范畴;商品房销售面积(住宅)、房地产开发企业本年资金来源、商品房销售额(住宅)关联强度中等;房屋新开工面积(住宅)、房屋竣工面积(住宅)关联度较弱。  相似文献

Equity (or, its counterpart, inequity) plays a fundamental role in the evaluation of social welfare in different dimensions. In this paper, we revisit the concept of inequity – in the sense of unequal distributions – across individuals, time, and states of the world using a unified framework that generalizes the standard expected discounted utilitarianism approach. We propose a general measure of welfare as equity equivalents and a corresponding inequity index. We show that allowing for different attitudes toward inequity across different dimensions covers a scope of possible inequity preferences with different interpretations. We then prove that the order of aggregation across the different dimensions matters for welfare evaluations. Finally, we show that many of the welfare-theoretical approaches recently developed in the literature can be interpreted as special cases of this general framework.  相似文献

Politics and conflict sometimes capture an organization in whole or significant part, giving rise to a form we call the Political Arena. After discussing briefly the system of politics in organizations, particularly as a set of ‘political games’, we derive through a series of propositions four basic types of Political Arenas: the complete Political Arena (characterized by conflict that is intensive and pervasive), the confrontation (conflict that is intensive but contained), the shaky alliance (conflict that is moderate and contained), and the politicized organization (conflict that is moderate but pervasive). the interrelationships among these four, as well as the context of each, are then described in terms of a process model of life cycles of Political Arenas. A final section of the paper considers the functional roles of politics in organizations.  相似文献

This article argues that the real function of job evaluation technique lies not in the rational claims upheld in the managerialist literature but rather in the more diffuse area of meaning management. the argument is based on an intensive case-survey analysis of the introduction of a formal job evaluation plan to one of Canada's ten provincial governments. From the complementary perspectives of social construction theory and institutional theory, job evaluation is ultimately defined as a rationalized institutional myth. First of all, job evaluation is rationalized because it takes the form of rules, specifying the procedures necessary to accomplish the end goal of determining an internally equitable and externally competitive pay structure. Job evaluation is institutional because actions are repeated and given similar meanings by the custodians of the system and those who fall under its administration. the set of meanings which evolves from job evaluation is expressed in a belief (ideology), an activity (norms and rituals), language and other symbolic forms through which the members of an organization both create and sustain views and images about the value of one job over another. Job evaluation is a myth because it is a process based on widely held beliefs that cannot be tested objectively. Despite a number of unexamined assumptions, the technique is accepted as ‘true’because it is believed.  相似文献

The Universal Declaration of Human Rights promises free elementary education and free choice of the type of education. International fora emphasise the first right while neglecting the second. This is unfortunate, since school choice can reduce costs and increase the attractiveness of an educational system. This essay examines arguments for limiting choice of free education, often to schools owned and operated by the state. It finds each of them to be unconvincing.  相似文献
