Property Condition Disclosure Law: Why Did States Mandate ‘Seller Tell All’?

Thirty-four US states have already enacted some form of seller’s Property Condition Disclosure Law. At a time when there is a movement in this direction nationally, this paper attempts to ascertain the factors that lead states to adopt disclosure law. Motivation for the study stems from the fact that not all states have yet adopted the law, and states that have enacted the law have done so in different years. The analytical structure employs hazard models, using a unique set of economic and institutional attributes for a panel of 50 US States spanning 21 years, from 1984 to 2004. The proportional hazard analysis of law adoption reveals that greater number of disciplinary actions tends to favor passage of the law. Greater broker supervision, implying generally higher awareness among real estate agents, seems to have a negative impact on the likelihood of a state adopting a Property Condition Disclosure Law. Characteristics of a Unique Market Segment

Modified grocery shopping and consumption behaviors have been recent outcomes of consumers' changing attitudes toward food and nutrition. This article identifies a unique segment important to grocery retailers- shoppers who purchase and consume greater varieties of fresh fruit. These consumers are shown to differ from other consumers in their food shopping and preparation attitudes, fruit and grocery expenditures, and their demographics. Opportunities for adapting fresh fruit product offerings, promotions, and services to this segment are explored.     

Ethical awareness of Chinese business managers and accountants and their views on the use of off-book accounts

This paper reports the survey results of ethical awareness of Chinese business managers and accountants on business ethical issues and their assessment of the nature of off-book accounts (OBAs) usage from the perspective of ethical viewpoints. We find that Chinese respondents can, overall, make appropriate ethical judgments on explicitly unethical business behaviors but they may still adopt a relatively tolerant view towards some business behaviors that are less explicit in deviation from the general business ethics. Regarding the ethical assessment of the use of OBAs in practice, Chinese respondents can generally recognize the illegitimacy and irrationality of the OBAs and they hold reservations on the so-called positive effects of OBAs. In addition, the paper has further analyzed the impacts of a series of influential factors (e.g., gender, age, education, job occupation, work experience, firm size/listing status, and business ownership) on the ethical judgments of general business ethical issues and the ethical assessment of the nature of OBAs made by the respondents respectively.

Servant leadership,CSR perceptions,moral meaningfulness and organizational identification- evidence from the Middle East

This article explores a novel process linking servant leadership (SL) to organizational identification (OI). In doing so, the study examines SL as an antecedent of internal corporate social responsibility (CSR) perceptions of employees and assesses moral meaningfulness as a moderator in the relationship between SL and OI through internal CSR perceptions. Utilizing a comparative institutional theoretical lens, it also explores how the SL-OI relationship varies across the UAE, Lebanon, and Tunisia. Two-wave and three-wave survey data are collected from employees working for international SMEs in the three countries. Findings show that the link between SL and OI can be explained by the proposed moderated mediation model and that the SL-OI relationship varies across the nations. Implications of these findings are discussed.

Rise and fall of stars: Investigating the evolution of star status in professional team sports

This article describes an empirical study of the rise and fall of star athletes, using data from the National Basketball Association (NBA) from 1987 to 2008. We measure star status by the number and share of all-star votes, and we apply both Tobit regression and hazard models to investigate the determining factors for star status. We find that the attainment of star status begins with the athlete's exceptional individual performance. We also find that having won a championship in the past can have a long-lasting effect on a player's popularity. The popularity of an athlete depends on his team in two ways: the attainment of star status is associated with strong team performance, and star teammates can reinforce each other's popularity. Interestingly, whereas stars can move from a losing team to a winning team to extend their star life, a team change can be very risky for new stars. Our results also suggest that teams with a large fan base, winning records, and star players should leverage these assets in attracting and retaining star players.     

The maxisum and maximin-maxisum HAZMAT routing problems

We design routes for transportation of hazardous materials (HAZMAT) in urban areas, with multiple origin-destination pairs. First, we introduce the maxisum HAZMAT routing problem, which maximizes the sum of the population-weighted distances from vulnerable centers to their closest point on the routes. Secondly, the maximin-maxisum HAZMAT routing problem trades-off maxisum versus the population-weighted distance from the route to its closest center. We propose efficient IP formulations for both NP-Hard problems, as well as a polynomial heuristic that reaches gaps below 0.54% in a few seconds on the real case in the city of Santiago, Chile.
