House Prices, Fundamentals and Bubbles

Abstract:  This paper studies actual (real) house prices relative to fundamental (real) house values. Such a focus is warranted since housing constitutes a large fraction of most household portfolios, and its characteristics are such that, in contrast to what prevails in financial markets, arbitrage will be limited and hence correction toward 'true' value is likely to be a prolonged process. Using UK data and a time-varying present value approach, our results preclude the existence of an explosive rational bubble due to non-fundamental factors. We further find that intrinsic bubbles have an important role to play in determining actual house prices although price dynamics appear to impact, particularly in periods of strong deviation from fundamental value. Price dynamics are found to be driven by momentum behaviour.

Effects of teleconferencing technologies: An exploration of comprehension,feedback, satisfaction and role-related differences

Several theoretical approaches have been put forth to predict and explain the effects of teleconferencing technologies. One approach is to examine the functions of nonverbal signals and to make predictions based on the fact that different teleconferencing technologies allow nonverbal communication to different extents. One of the functions of nonverbal signals is to allow the listener to provide feedback to the speaker in a communication. Prior research has shown that such feedback enhances listener comprehension. In this study, it was hypothesized that different teleconferencing technologies would allow different levels of feedback based on their ability to accommodate nonverbal signals, and this in turn would affect comprehension. An experimental study was conducted to compare comprehension, feedback, and satisfaction in telephone and computer conferencing. The study confirmed that comprehension and speaker satisfaction are related to feedback, but failed to show a relationship between listener satisfaction and feedback. No difference in comprehension, listener, or speaker satisfaction was observed across teleconferencing technologies. Role-related differences were observed between the speaker and the listener. It is suggested that the effects of teleconferencing technologies can be mapped systematically by examining each of the functions of nonverbal signals, one at a time.

释光仪作为考古和矿物研究仪器,以前激发光源和光子计数均为单色光。笔者研制了1种由计算机控制、激发光源可以选择、被测样品发射光是分频计数的选频光释光断代仪。该仪器通过计算机控制可以成功获得结晶固体的光释光谱图。利用选频光释光进行矿物分析,由于得到了光谱图,所以提高了矿物分析和鉴定的准确度,用该仪器测定年代,结果可以互比。本文介绍了该仪器的特点以及软、硬件的研制。     

Understanding the perpetration of employee computer crime in the organisational context

While hackers and viruses fuel the IS security concerns for organisations, the problems posed by employee computer crime should not be underestimated. Indeed, a number of IS security researchers have turned their attention to the ‘insider’ threat. Of this group, several focus on the offender, either in terms of a series of attributes required for perpetration, or with reference to forms of safeguards aimed at negating such behaviour. These studies are complemented by those texts which examine the organisational context in which rogue employees commit computer crime. Currently, however, there has been a lack of insight into the relationship between the offender and the context, during the commission process. To address this deficiency, two criminological theories are advanced. This paper illustrates how the theories, entitled the Rational Choice Perspective and Situational Crime Prevention, can be applied to the IS domain, thereby offering a theoretical basis by which to analyse the offender/context relationship during perpetration. By so doing, practitioners may use these insights to inform and enhance the selection of safeguards in a bid to improve prevention programmes. Furthermore, the importation of the Rational Choice Perspective and Situational Crime Prevention into the IS field opens up potentially new areas for future research.     

The use of computer spreadsheets for overbooking optimization and analysis

The policy of overbooking is a rational strategy for minimizing costs in a situation where reserved service is not always honored. Finding the proper level of overbooking is simplified through the use of computer spreadsheet software. Data requirements include the specification of short costs, long costs, and no-show probabilities. Construction of the spreadsheet involves a straightforward entering of expected cost relationships for each overbooking alternative. Once established, the spreadsheet can rapidly calculate and find the optimal overbooking strategy. The spreadsheet is also useful for making rapid recalculations under changing conditions.     

Hotel executive microcomputer use in the United States

With the advent of the microcomputer revolution in the United States, the lodging industry is taking advantage of the new technology. Computerized property management systems for small properties are available at reasonable cost using microcomputers. Both large hotel corporation applications of microcomputers and individual property uses are given. Models for management use of electronic spreadsheet programs for budgeting as well as financial and operational control are shown. The examples use VisiCalc and Lotus 1–2–3. Management training for microcomputer use by the large hotel corporations is also examined. The new technology will hasten the computerization of the lodging industry.
