福州市住宅价格空间结构分析

摘    要:利用探索性空间数据分析、克里格插值和多元回归分析相结合的方法,以一种新的角度深入研究福州市住宅价格在空间上的整体分布格局,以期丰富城市房价空间理论并为福州市房地产业和谐有序发展提供参考。研究发现:①福州住宅价格呈多中心结构,并向四周逐渐递减,在空间分布上有一定的连续性;②空间自相关性显著,总体上呈空间集聚格局,空间变异性明显;③住宅价格与中心城区的距离呈现显著的线性相关。

Abstract:The purpose of this study is to enrich the spatial theory of residential price and provide reference for the harmonious development of Fuzhou’s real estate industry by researching residential price distribution and spatial structure.Methods include of exploratory spatial data analysis,Kriging and multiple regression analysis were used to show a new viewpoint.Results are that ① residential price in Fuzhou decrease by high-price centers roughly around and the space distribution is successive,②residential price exhibits significant spatial autocorrelation with overall clustering pattern and its apparent spatial variability,③residential prices and their corresponding distances to city center takes on significant linear correlation character.
