公共租赁住房建设融资的REITs模式研究

摘    要:本文运用文献研究法、信息研究法以及对比归纳法,结合我国具体国情,通过分析国内公共租赁住房建设的融资渠道,提出房地产投资信托基金这一融资形式。首先阐述了公共租赁住房的提出背景及意义,在分析其融资渠道狭窄的基础上,提出拓宽融资渠道的必要性。通过分析国内公共租赁住房的融资渠道,研究房地产投资信托基金实施的可行性,并进一步阐述公共租赁住房房地产投资信托基金的配套制度。进而得出在公租房建设中运用房地产投资信托基金,不仅解决资金来源问题而且有利于优化市场、促进经济、稳定社会的结论。

Abstract:Using the literature research method,information research method and comparing induction method,this article come up with a financing model——REITs—by analyzing the financing trend of national public lease housing construction in conditions of Chinese mainland.Firstly,I will introduce the background and meaning of the public lease housing construction,and then,I will put forward the necessary of adding the financing trend on the basis of the stricture of it.Thirdly,I will analyze the feasibility of the REITs and introduce the supporting system of it to move forward a single step.Finally,I will sum up the conclusion that applying REITs to the national public lease housing construction not only resolve the problem of capital source,but also in the favor of optimization market,promote economic development and society stable.
