| 摘 要： | 我国住宅市场的价格决定具有不同于市场经济国家的特点.由于我国转轨过程特点、发展中国家特点和住宅需求中对新房偏好的特点,我国存在一个独立于存量市场的住宅新房市场,市场价格由新房的需求与供给共同决定,并且新房价格影响存量市场价格.在短期中,我国住宅市场的房价波动主要是由于新房需求的变化引起的.在住宅需求中,除了传统理论强调的主要影响因素外,价格预期是一个重要因素,在价格分析和政策决定时不可忽视.
