摘    要:三亚市物业管理是在中国物业管理处在发展初级阶段的大环境下形成和发展的,它自身的发展过程中不仅要面对中国物业管理现存的一些共性问题,还要解决因其国际旅游城市的城市定位和本岛居民、候鸟人群、流动性旅游人群混居的特殊居住局面所造成的一些物业管理的特殊问题。文章以三亚住宅小区物业管理为研究对象,提出了其发展中产生的一些亟待解决的问题,并给出了相应的解决对策。

Analysis of the Problems and Countermeasures of the Property Management of Sanya Residential Area

Abstract:The estate management of Sanya is produced and developed by the macro-environment of the estate management of China which is in the primary stage. In its process of development, it not only has to face some common problems of the property management of China but also has to solve some special problems which are derived by the orientation of Sanya and the special living situation which is formed by the residence of the island, migrant crowd and tourism. This article studied Sanya residential district property management, proposed in its development produces some urgently await the problems which should be solved, and has given the corresponding solution countermeasures.
