房地产金融市场的影响因素研究

摘    要:随着我国房地产业迅速发展,房地产金融正在走向成熟,对房地产金融的研究也更加理论化、系统化。本文利用1997-2007年各省宏观数据,运用变截距固定效应模型进行分析,发现房地产金融业日趋市场化、规范化,信贷规模受实体经济的影响日益增加,产出水平、房价水平和城市人口数量对房地产金融市场均具有显著影响。

Abstract:With the rapid development of Chinese real estate industry, real estate finance is maturing, and the research of real estate finance is more theoretical and systematical. This paper bases on the macroeconomic data of some provinces from 1997 to fixed effect model. Real estate finance industry is inc 2007, and analyzes with the variable intercept teasingly market-oriented and standardized, and the influence on the credit size by the real estate economy is growing. Output level, real estate price and urban population have a significant impact on the real estate financial markets.
