| 摘 要： | 近日，天津市物价局、财政局联合出台土地闲置费征收标准。天津市严格按照国家闲置土地处置的规定，对闲置1年以上的必须收取闲置费，闲置2年以上的必须收回土地使用权。建设项目使用国有土地经土地行政主管部门依法认定为闲置土地的，用地单位应当按月缴纳土地闲置费，收费标准按照所在区域土地级别基准地价的2％计收。

| Abstract: | The yield capitalization method is always used in the appraisal of the yield real estate. The determination of capitalization rate is the key point when we use the method .How to determine a rational capitalization rate is a big problem that appraisers and scholars who want to solve. Because the development of our real estate market is lower than developed countries, so there are many drawbacks on the study of the capitalization rate. This text points out the drawbacks of the present studies and the direction of the deeper studies. |
