摘    要:城市房价的一个重要特征就是其空间关联性。分析了房价空间关联的四种动力机制,基于一个消费者均衡模型并利用268个城市的房价数据,应用空间Durbin模型实证检验了城市房价的空间关联性。研究表明,我国城市房价存在显著的空间关联性和明显的地区差异,相对于东中部城市,西部城市间房地产市场至少在现阶段还缺乏城市问的关联机制。

Abstract:There exists spatial correlation among housing prices, which is an important characteristic of housing prices. This paper analyzes four kinds of dynamic mechanism of spatial correlation. According to consumer equilibrium model and the data from 268 cities in China, this paper tested dynamic mechanism by spatial Durbin model. Studies have shown that there is significant spatial correlation among Chinese urban housing prices and there are significant regional differences. Compared with the eastern and the middle cities, the real estate market in the western cities is still lack of Interaction mechanism.
