摘    要:利用中国31个省和地区2010年的数据,首先计算各地区的住房自有率,然后考察住房自有率与地区经济发展水平的相关关系,并基于实证结果计算各地区的实际住房自有率。实证研究发现,住房自有率与经济发展水平之间存在“倒U型”曲线关系,即随着经济发展水平的提高,住房自有率先上升后下降,东中西部地区分别位于曲线的下降段、缓慢上升段和快速上升段。利用联立方程组的估计结果进一步支持了这一结论,同时还发现住房自有率对经济发展水平具有负向作用。

Homeownership Rate and the Level of Economic Development--empirical study based on the data of 31 provinces in China

Abstract:Employing the data of China’s 31 provinces and regions in 2010,the paper first calculate the homeownership rate for each region, and then empirically test the relationship between homeownership rate and the level of regional economic development,at last we calculate the“real homeownership rate”based on the estimation result.The empirical study found that there is a clear inverted-U relationship between homeownership rate and GDP per capita,which means that with the improvement of the level of economic development,homeownership rate first increases and then decreases.It also shows that eastern, central and western regions of China are located in descent stage,slow ascent and rapid increase stageofthe curve.Results of simultaneous equations further support this conclusion, and also indicatea negative effect of homeownership rate on the level of economic development.
