摘    要:我国住宅区因共有部分权属模糊、开发商任意分割销售导致大量纠纷的产生,通过对建筑物区分所有权(distinguishable ownership of building)、住宅区等概念的分析,得出住宅区区分所有权(distin-guishable ownership of residential district)的基本定义,从而对住宅区法定共有部分、住宅区专有部分的特征进行界定。

Abstract:Because of the vague distinguish of the public area of residential district and the free division,a lot of disagree-ments appear.By analyzing distinguishable ownership of buildings and residential district,we can get the definition of distinguishable ownership of residential district and divide the public areas and special areas.
