房地产开发项目投资控制研究

摘    要:随着国家宏观调控的不断加强,房地产市场的竞争越来越激烈,市场环境变化带来机遇和挑战,风险和利润的驱动使投资控制研究成为房地产企业参与市场竞争所必须考虑的核心问题之一。本文依据我国房地产市场现状,参考国际上先进的项目管理方法论并结合个人在房地产开发公司的实际工作经验,系统地就如何进行房地产项目全过程投资控制问题进行了深入研究,提出了以项目为导向构建项目"全过程投资控制模型"的创新思想。同时,通过与我国现行通用的房地产项目成本控制理论框架进行对比,阐述了"全过程投资控制模型"对各投资阶段的决策作用及具体实施的操作方法,希望为房地产开发企业的投资控制提供借鉴和参考。

Abstract:With the enhancement of national macro-control,the real estate market competition becomes more and more vigorous.The change of market environment brings the opportunities and challenges,and the risks and profits make investment control study must be considered one of the core problems for real estate enterprises to participate in market competition.According to the present condition of national real estate market,and referring to international advanced methodology of project management,with personal practice in the real estate development company,the problem how to control the investment during the whole real estate development project is researched systematically and in depth,and the innovation thought of project-oriented construction of "whole process investment control model" is presented.In comparison with the national existing common real estate project cost control theoretical framework,the effect on the decision-making in the various investment stages and the specific implementation and operation method of "whole process investment control model" are elaborated,which might provide reference for the investment control of real estate development enterprises.
