摘    要:将主成分分析法与特征价格模型相结合,对房地产项目的销售均价进行定价。解决了分析样本数据少、部分特征属性间相关性强的问题;建立了住宅项目的特征定价模型。通过实证分析,验证出模型的效果较好,可用于确定新建项目的销售均价。

Abstract:The paper combines principal components analysis with hedonic price model in order to determine the average sale price of real estate project. The model solves the problems of the lack of sample and the high correlation of some of the housing characteristic factors with each other in this application, a housing project hedonic pricing model based on principal components analysis of housing characteristic factors has been established. Through a case, the author has verified that the model has good effect and can be used to determine the average sale piece of a newly built housing project.
