经济适用房客户价值研究

摘    要:随着1998年上半年停止实物分房 ,我国住宅市场的消费和流通本质发生了重大的变化。房地产开发经营企业只有认真分析目标顾客对房产的价值认知 ,努力提高房产价值 ,才能有效地开拓市场、赢得市场、守住市场和扩大市场 ,实现企业与顾客之间的双赢 ,乃至与政府之间的多赢目标。本文以杭州市经济适用房建设为研究对象 ,运用价值工程的基本思想 ,研究了基于价值管理思想的房地产开发策略。论文结合作者正在进行的一项经济适用房开发项目进行了实证分析 ,明确了经济适用房顾客对其满意住房真正的价值认知 ,研究提出了提升经济适用房价值的对策。

Abstract:Since the central government of China stopped housing distribution in 1998,consumption and circulation of the housing market has had a significant change. Only through analyzing the need of target customers and improving value of housing can real estate developers, consumers and government reach a win-win situation in the end.This thesis focuses on the construction of economical housing in Hangzhou. The author uses the basic ideas of value engineering to analyze the developing strategy of real estate. With a case study of an economical housing project, the author finds out customers' value recognition of satisfied economical housing and puts forward the strategies of promoting values of economical housing.
