摘    要:研究目的:探索城市群工业用地市场发育的区域差异及空间收敛特征,为实现工业用地市场的协调发展提供参考。研究方法:基于中国土地市场网的工业用地出让数据,以工业用地出让价格溢价率表征市场化水平,运用泰尔指数和空间计量模型进行研究。研究结果:(1)工业用地市场化水平在全国及五大城市群层面均呈上升态势,但增长幅度在城市群间有较大差异,珠三角城市群增长幅度最大,而长江中游城市群最小;(2)泰尔指数在研究期内阶段性特征明显,工业用地市场发育表现出较大的区域异质性,其差异受到城市群内以及城市群间差异的双重影响;(3)全国及五大城市群层面均存在空间绝对β收敛和空间条件β收敛,说明工业用地市场化水平的差异在缩小,但各城市群空间收敛进程并不一致,这与城市群间经济发展水平、工业化程度等各方面存在关联性。研究结论:应在充分考虑各城市群发展阶段、资源禀赋等差异性条件的基础上,因地制宜制定区域化工业用地政策,通过加强城市群协调合作来推进工业用地市场的空间联动性建设。

Regional Differences and Convergence Characteristics of Industrial Land Marketization in Urban Agglomerations of China from the Spatial Perspective
Abstract:The purposes of the paper are to explore the regional differences and convergence characteristics of industrial land marketization in urban agglomerations of China, and to provide reference for realizing the coordinated development of industrial land market. The methods used include Theil index and spatial econometric model. Moreover, this paper uses industrial land premium rate to describe the level of industrial land marketization based on the data of industrial land leasing from China Land Market Website. The results show that: 1)levels of industrial land marketization is generally rising in the national level and five urban agglomerations, but the increase percentage has certain difference between urban agglomerations, and the urban agglomeration with the minimum and maximum increase percentage is the middle reaches of the Yangtze River and Pearl River Delta, respectively; 2)the stage characteristics of Theil index are obvious and there is a notable gap between urban agglomerations, and the difference is affected by the dual effects between and within urban agglomerations; 3)the whole country and five urban agglomerations have spatial absolute -convergence and spatial conditional -convergence, revealing that the regional differences show a trend of decreasing, but the process of spatial convergence of each urban agglomeration is not consistent, which is related to the level of economic development and the degree of industrialization between urban agglomerations. In conclusion, fully considering the different conditions, such as the development stage and resource endowment of each urban agglomeration, the context-specific regional industrial land policies should be formulated, and the spatial linkage construction of the industrial land market should be promoted by strengthening the coordination and cooperation between urban agglomerations.
