轨道交通对沿线房地产价格影响的研究

轨道交通建设对沿线房地产价格产生的影响越发明显,本文分析了轨道交通对房地产价格的影响因素。结果表明,轨道交通站点对房价的影响在2.5公里的合理步行范围内;对城市中心区的房价的影响较小,越远离城区对房价的影响程度越大;随着轨道交通建设的时间影响越小;对于商业用房地产的影响较大,而对于工业用房地产的影响较小。

Research of transportation line''''s influence on real estate price

The construction of rail transit has great impact on real along the line,this article has analyzed the influence factor of the rail transit.It showed that the distance that the rail transit had impact on the land price was about 2.5km; the influences of the rail transit station on housing price and land price were different in the city central districts and the suburb area :In the city central districts,rail transit had little impact on the housing price,and the degree and the distance of the influence was bigger in the suburb area.The influences of the rail transit is smaller along the time of construction.The influence is bigger to the trade housing and is smaller to the industrial housing.
