| 摘 要： | 房价与地价关系是目前研究较多的一个问题,但大多数是建立在理论分析的基础上,缺乏实证研究.文章以宁波市区为例,在深入调查的基础上,借助统计学等定量分析方法,对地价及房价变动趋势及比例关系进行分析,从不同类别、土地级别两个角度,测算、归纳出宁波市区地价与房价的具体比例关系,旨在揭示两者之间的内在关系.

| Abstract: | Presently, the topic on relations between housing and land price is studied more and more, but the majority was based on conceptual analysis, short of empirical study. Using geostatistical methods, the article analyses the change trend and ratios relation of housing and land price through comprehensive investigation, measures and induces the specific ratios between housing and land price of Ningbo from the angle of annual typical building sets and different land rank. The aim is to disclose the internal relations between two. |
