我国商业银行贷款规避房地产估价风险的分析

摘    要:商业银行不动产信贷面临的最主要的风险是房地产估价带来的金融风险。房地产过高估值和长期大量的金融抵押贷款给金融机构带来越来越多的呆账坏账,影响了金融机构的真实资产。评估风险的防范最终取决于房地产评估质量保证体系的完善和商业银行管理制度的规范,以及评估需求者正确利用评估结果。本文对此进行了探讨。

Abstract:The most risk of commercial bank is the financial risk which comes from the real estate credit.Excessive overestimation and long time financial mortgage loan bring the financial institution more and more bad debt loss in the future,which influence the financial institution' real property.The prevention of the risk is decided by the improvement of the real estate appraisal quality guarantee system and the standardization of the commercial bank management system,as well as the appraisal results which appraisal demanders use actually.
