摘    要:房地产作为商品,其价格变动受到供求关系的影响。同时,政策变动对房地产业的发展趋势、尤其是对房地产品短期价格波动也将产生较为明显的影响.在加强房地产市场宏观调控的背景下,房地产市场风险有可能转化为银行信贷风险,因此促进房地产业持续健康发展需要发展房地产资本市场,分散商业银行的房地产金融风险.

Abstract:Being a commodity,the price of realty is influenced by the relation of supply and demand .The extrinsic factors such as policy alteration will play an obvious part in directing the development of real estate industry.In the background of strengthening the maeroseopieal control of realty market, the risk of realty maket is likely to be transferred to bank credit. So the realty capital market is to be developed to keep realty industry growing continually and healthily, in order that the finaneial risk of eommereial banks on realty ean be lessened.
