| 摘 要： | 房地产项目的风险评价是有效提高房地产项目成功率的主要工作,在对房地产投资要素分析的基础上,构建了基于投资环境分析的风险评价指标体系。对主要指标的评价进行了量化。利用熵权方法及TOPSIS法对房地产项目风险指标进行评价,不仅在理论上对房地产项目评价进行了创新,而且也有助于在实际项目操作时对房地产项目风险进行有效控制。结果表明计算方法简单,在权重确定上弥补了单一方法的不足,多项排序指标的运用进一步提高了结果的可靠性。项目级风险评价的方法构建对实践决策提供了依据。

| Abstract: | Risk evaluation of real estate project is the major approach to successful investment.In this paper the evaluation index system is made based on the analysis of the risk factors and investment environment.The entropy weight model and TOPSIS method are introduced into the risk evaluation of real estate project,which prove useful in practical risk control in project management.The findings show that this model is simple and efficient,better than any single method.The paper is intended to provide some referenc... |
