对我国商业地产健康发展的思考

摘    要:近年来,伴随着我国国民经济的快速发展,商业地产在我国呈现快速发展的态势,房地产开发企业的商业地产销售价量齐升,投资完成额持续上涨。房地产开发商在商业地产项目开发流程方面,应招商先于地产开发;在商业定位上,应注意定地址、定规模、定主力店三个环节;在筹资方面,应努力提高资本金比例,尽量降低资金成本,并争取融资结构多元化,这样将有助于我国商业地产的健康发展。

Abstract:In recent years, accompanied by the rapid development of China's national economy, commercial real estate in China showed the trend of rapid development. The sales price and quantity of Commercial real estate of real estate devel-opment enterprises keep rising. The completion investments keep rising. In the development process of commercial real estate projects, real estate developers should first introduce investment in real estate development; In a commercial location, we should pay attention to three links-the address, the size and the main shop; In fund-raising, efforts should be made to raise capital ratio, as far as possible to reduce the cost of capital and financing structure for diversification. These will contribute to the healthy development of China's commercial real estate.
