城市副中心商圈定位研究

摘    要:随着各地城市建设速度的加快 ,许多城市都面临着老城区商业中心的改造 ,城市副中心新商圈的建设问题。因此 ,商圈定位问题也一再被人们所关注。文章从解释商圈定位的涵义入手 ,阐述了城市副中心商圈定位 ,对政府的远景规划、商业方向的定位、零售业态的选择、房地产项目以及区域发展等的意义 ,探讨如何从商圈辐射力、商圈引客效应、商圈向心力、商圈竞争力、商圈发展潜力等方面对将要改扩建的商圈进行分析 ,研究不同条件下的城市副中心商圈定位模式。

Abstract:With the acceleration of city construction in China, many cities are confronting with such issues as the reconstruction of the business center in the old city zone and the construction of the new business zone in sub-center of city. Accordingly, the issue of the orientation of business zone in the sub-center of city is frequently concerned. This paper begins with the explanation to the connotation of the orientation of business zone, and in succession clarifies the significance to the government perspective layout, the orientation of business direction, the choice of retailing form, the development of regional realty . This article also discusses how to analyze business zones which are to be reconstructed or constructed expansively. On the basis of the study of radiation power of business zones, the effect of attracting consumers, the centripetal force, the competition power and the developmental potential of business zone. Lastly, this paper researches the orientation model of business zone in the different conditions.
