汇率波动对房地产价格影响的多视角分析及对策研究

随着全球金融危机的发展和我国2008年下半年的经济下滑,2008年12月1日的人民币汇率冲击跌停。期间,房地产价格出现了较大幅度的下跌。对比前几年的人民币升值和房地产价格的大涨,明显显示,汇率的波动对房地产价格具有重要影响。尤其是国际"热钱"在汇率剧烈波动中对房地产的投机破坏作用引起人们的担心。本文从汇率对物价的传导机制、供给需求理论、国际投资理财等多视角讨论汇率波动对房地产价格的影响并分析提出相应对策。

Exchange rate fluctuation's influence on real estate industry price's influence and countermeasure research

Along with the global finance crisis development and Chinese economy descend in 2008 year, the RMB exchange rate drop too much on the first day December 2008 year.In the period, the price of real estate drop too.On the contrary, since 2005 year the price of real estate has increased too much along with the RMB increasing in value.Many evidence proved that the wave of the exchange rate impacted on the price of real estate.Especially the＂hot money＂gambling in the real estate market during the wave of the exchange rate can destroy the real estate economy. The paper analyzes the real estate effect of the exchange rate from the aspect of the mechanism of conduction, the theory of supply and demand, the international investment and financing and puts forward countermeasure.
