| 摘 要： | 1840—1949年间，中国发生了剧烈的经济转型，在沿海沿江的开放城市中，房地产成为升值最快的投资热点。除了社会经济发展的一般原因外，笔者通过对沿海沿江十几座城市的实地考察，总结了近代房地产之所以能够迅速实现商品化的前提条件。这些条件的重要性不仅已被历史证实，而且对当代经济转型中房地产市场的培育具有借鉴意义。
