住房抵押贷款证券化探讨

摘    要:随着住房贷款的增加,银行所面对的风险也随之增大。化解这一风险的有效途径就是实行住房抵押贷款证券化。住房抵押贷款证券化可以降低和分散商业银行的风险,拉动房地产业增长。但是现阶段,在我国实行住房抵押贷款证券化还存在各种障碍,这也就要求我们采取有效措施。最后,对存在的障碍和应采取的措施进行了详细的论述。

Abstract:Along with the increase of the housing loan, the risk which brings to the commercial bank also increases. An effective method to solve the risk is Mortgage-Backed Securities. It may reduce the risk of the commercial bank, make the housing industry increasing. But presently, Mortgage-Backed Securities faces to many barriers; so we have to take some effective methods. At last, we discussed a lot about the barriers and the methods.
