我国住宅产业发展分析与前瞻

建国５０余年，住宅建设与消费发展成为国民经济的支柱产业。“九五”期间，住宅作为国民经济发展的“龙头”地位得以确立，住宅产业发展得益于宏观环境、居民收入提高、住宅金融发展等因素，但住宅产业发展中亦存在着房价过高、二级市场不健全、房地产金融作用未充分发挥等问题。展望２１世纪的住宅产业可以发现，住宅产业发展潜力十分巨大，营销模式将不断创新，开展资本运营乃大势所趋，妥善处置积压商品房将是发展的必由之路。

The Analysis and Prediction on China's Housing Industry Development

The housing construction and its consuming development have become the pillar industry of our national econo- my since 1949. During the 'Ninth Five-year Plan", the status of housing as the driving force of national economic de- velopment has been established. The development of housing industry has benefited from the macro environment, citizen's Income growth and the development of housing finance. Meanwhile, the housing industry has some problems such as exor- bitant housing price, imperfect secondary market and the ineffective financial role of real estate. The developing potential of housing industry is enormous. New marketing models will emerge one after another. The employment of capital will be inevitable. The proper handling of overstocking commodity houses will be the sound measure for future development.
