摘    要:自国家出台政策与措施抑制房地产投资过热以来,房地产信托作为一种新的融资方式,便成为了房地产开发企业的新宠。尽管如此,我国房地产信托业仍处于初级阶段,发展不完善,蕴含着许多风险。本文从信息不对称理论的角度,对房地产信托业存在的逆向选择和道德风险进行了初步的探讨。并对因信息不对称而导致的风险提出了一些防范方法。

Abstract:Since the national policies and measures curb overheated investment in real estate, the REIT as a new means of financing will be favorited by the real estate enterprises. Nevertheless, China's real estate trust industry is still in the initial stage,the development is imperfect ,it contains a number of risks. In this paper, the adverse selection and moral hazard in the real estate trust industry was discussed primarily from the perspective of information asymmetries, and some response prevention was put forward.
