| 摘 要： | 以城市土地资产证券化为例，论述信用增级的两种途径，以实现证券化土地资产的“破产隔离”，实现投资者权益的保护，提高土地资产证券化的运行效率。并进一步分析土地与信用实现“两极结合”的障碍，指出建设完善的市场信用体系是实施土地证券化的当务之急。

| Abstract: | Taking urban land asset securitization for example, a discussion is made about the two ways of the credit enhancement so as to realize ＂bankruptcy segregation＂of secutitized land assets, and realize the protection of the tights of investors, improving the land asset securitization operation efficiency. And further analysis is made on bartiers for ＂bipolar combination ＂ of land and credit, stating that it＇ s an urgent task to build a sound market credit system for the implementation of the land securitization. |
