摘    要:从中国城市化加速发展的现实出发,根据李嘉图租金理论构建计量模型,运用中国35个大中城市的面板数据,就中国房价租金比高企的原因进行实证分析。结果发现,一个国家或地区的城市化进程中,房价租金比与城市化速度正相关,在其他条件不变的条件下,城市扩张速度越快房价租金比将越高。如果城市化的进程结束即城市不再扩张,房价租金比将不再受到城市化的影响。

Abstract:Considering the reality of China's increasing urbanization,a metrological model is built on the basis of Ricardian rent theory.Using inter-provincial panel data of 35 large or medium cities in China,this paper makes an empirical study on the reason why China's house price-to-rent ratio remains high.The result shows that the house price-to-rent ratio bears positive affection to the speed of urbanization during the process of urbanization in a country or region,that is,the faster the speed of a city's spread,the higher the house price-to-rent ratio.If the urbanization ends or the city ceases to spread,house price-to-rent ratio will not be affected by urbanization.
