模糊相似比分析在市场比较法可比实例选取中的应用

摘    要:市场比较法是目前运用最多最方便的房地产估价方法之一,但在可比实例的选取上存在主观性强,缺乏定量分析的问题。文章在对市场比较法相关原理、估价步骤及存在问题进行总结的基础上,将模糊数学的思想应用于估价可比实例的选取,通过构建模糊优先比矩阵模型,对若干可比实例进行模糊相似比分析,从而找出与待估对象最为接近的可比实例,以达到精确估价结果的目的。

Abstract:The market comparison approach is one of the most convenient and wide methods of the real estate appraisal. But it has the problems of strong subjectivity and lack of quantitative analysis in the comparable property selection. Based on the summary of the related principle, steps of valuation and the existing problems of the market comparison approach, this paper introduces the fuzzy mathematics thought to the comparable property selection, takes the fuzzy preferred ratio analysis on the comparable property by building the model of the matrix of fuzzy preferred ratio to find out the most similar comparable property with the object waiting for evaluation to achieve the accurate evaluation results.
