| 摘 要： | 采用2006—2010年的月度数据,运用统计分析方法对北海市住房价格与非本地居民购房需求之间的关系进行实证分析。结果表明,住房价格与非本地居民购房需求之间存在着长期稳定的动态均衡关系,两者之间具有一定程度的共生性。说明非本地居民购房需求波动会对住房价格产生比较明显的影响。抑制投机性需求,促使房地产市场稳健发展。
