关于我国物业管理模式的反思与再造

摘    要:物业管理作为一种专业化、社会化、企业化的不动产管理模式,在我国已走过了30年的历程。但是,迄今为止,我国尚未形成真正的物业管理市场,没有形成成熟的符合我国国情的物业管理模式和管理制度。认为如不尽快探索出符合我国国情、民情和房屋建筑管理规律的物业管理模式,不仅无法使我国的物业管理走上可持续发展的道路,还会由于物业管理体制、机制、模式和制度的落后,引发大量的社会问题。基于此,在梳理我国物业管理30年实践的基础上,分析了我国现行物业管理模式存在的主要问题,提出了再造我国物业管理新模式的框架。

Abstract:As a model of managing the real estate with features of specialty,sociality and enterprise operation,property management has gone through 30 years in China.However,the real property management market and the property management model and regulation which conform to China’s situation have not formed so far.This article argues that if the property management model can not worked out as soon as possible which conform to China’s condition,China’s present property management will not develop in a sustainable way,and even cause a number of social problems due to the backward in mechanism,system and models.Therefore,based on the practice of 30 years’ property management,this article analyzes the main problems existing in China’s traditional property management model and proposes new framework to rebuild China’s property management model.
