青岛开发区房地产业发展研究

摘    要:对青岛开发区房地产市场调查评估,发现房地产投资持续快速发展、商品房销售供给两旺、个人购房比例上升、空置房减少。房地产市场能保持购销两旺成因主要是:社会经济良性发展、居民收入快速提高、城市化进程加快、住房制度改革顺利、国家住房金融政策放宽,以及企业和环境等方面。章分析了其房地产业未来发展趋势及需要注意的一些问题。

Abstract:Through the investigation to real estate market in Qingdao Development Zone, it is found that real estate investment keeps growing rapidly, the ratio of individuals among house purchasing is rising, and the amount of vacant housing is decreasing. The main reasons of this situation include the development of social economy, the rapid growth of income, the fast step of urbanization, the reformation of housing system, the loose housing finance policy, and etc. This paper analyzed the developing future of real estate industry and some problems which should be noticed.
