土地估价的几种基本方法的探析

摘    要:土地估价发展到今天,已经积累了很多的方法和经验,需要进行专业的总结,对已有的知识需要进行重新梳理,以便土地估价人员更好地将理论知识运用到实际工作中,对土地做出客观、公正的估价。土地估价的基本方法有收益还原法、市场比较法、成本逼近法、剩余法和基准地价修正系数法,本文试图对这几种方法的基本原理、适用范围等进行分析、比较,最后对估价结果的确定提出自己的一些看法,具有一定的意义。

Abstract:Land valuation development to today, has accumulated a lot of methods and experience, pro- fessional summary of existing knowledge needs to be re-combing, for land valuers better theoretical knowl- edge to practical work on the land to make an objective and impartial valuation. The basic method of land valuation has income approach, the market comparison approach, cost approach, the residual method and the benchmark land price correction coefficient method. This paper attempts to the basic principle, the scope of these types of methods to analyze, compare, final determination of the valuation results presented some of own views, and has a certain significance.
