| 摘 要： | 业主与物业管理企业的关系体现在前期物业服务合同和物业服务合同两个阶段。通过经济分析,两者在前期物业服务合同阶段表现为竞争关系,如何保护业主合法权益成为焦点。在物业服务阶段,两者的合作关系占主导地位。双方通过效率式合同可以达到双赢局面。
