| 摘 要： | “过滤”模型是解释住房使用耐久性、折旧和住房服务递减或递增现象的一种很好的方法。本文对“过滤”理论的发展沿革和住房消费市场的“过滤”过程作了较详尽的介绍,并分析了该理论模型对城镇住房市场结构化分层的理论启示。

This paper introduces in detail the development of "Filtrating Theory" and the filtrating course of housing consumption market. The academic meaning of the "Filtrating Model" for the layered supply system of urban residents' housing market is analyzed at last. |
