基于主成分分析法的石家庄市商业地产发展驱动力研究

随着城市经济的发展和城镇化进程的加快,石家庄市优越的地理位置为其商业地产的发展提供了机遇与挑战。以石家庄市2001年—2011年相关社会经济因素的统计数据为依据,利用SPSS 15.0软件对统计数据进行相关分析和主成分分析,对石家庄市商业地产发展的重要推动因素进行剖析并预测其发展趋势,以促进商业地产的健康有序发展。研究表明石家庄市商业地产发展的驱动力主要是城市经济的发展、城市人口规模的增长、城市居民收入和消费水平的提升(投资和消费)、产业结构的变化(第三产业的增长)等因素。

Study on the Driving Force of Commercial Real Estate Development in Shijiazhuang Based on PCA

With the acceleration of economic development and urbanization , the superior geographical position of Shijiazhuang provides opportunities and challenges for the development of commercial real estate .Based on the sta-tistical data related to social and economic factors of 2001-2011 years in Shijiazhuang , the SPSS 15 .0 software is employed to make the correlation analysis and principal component analysis of the statistical data for analyzing the important factor in promoting the development of commercial real estate in Shijiazhuang , forecasting its trend of de-velopment in order to promote the healthy and orderly development of commercial real estate .Research shows that the main driving forces for the development of commercial real estate in Shijiazhuang are the development of city e -conomy , city population growth , city residents＇income and consumption level （ Investment and consumption ） , the change of industrial structure （ the third industry growth ） .
