摘    要:选用湖北省12个城市的统计数据,确定合理的房地产投资环境测评指标,构建房地产投资环境综合测评体系。研究方法采用最小二乘法、主成分分析法、聚类分析法。从自然环境、宏观经济、房地产市场、基础设施和社会文化五方面初选房地产投资环境测评指标,利用最小二乘法和主成分分析法对指标进行筛选,避免了指标的盲目性;采用最小二乘法确定各指标权重,结合逻辑严密且易于操作的房地产投资生态位测评公式,完成房地产投资环境综合生态位的测评;采用聚类分析法对城市进行分等定级并从生态位角度提出了优化策略。所构建的房地产投资环境测评体系具有较强的逻辑性,测评方法简洁高效,具有良好的应用价值。

Study on the Evaluation for Real Estate Investment Environment and Cooperation-Competition Model——based on the major cities in Hubei Province

Abstract:The purpose of this paper is to establish a feasible evaluating indicator system for assessing real estate investment environment based on the statistical data in the selected 12 cities in Hubei. Methods of OLS, principal component analysis and Cluster analysis were employed The results indicate that: (1) The evaluating indicators of real estate investment environment have been chosen based on 5 aspects, i.e., natural environment, macro-economy, real estate market, infrastructure, social and cultural. (2) The advantages and disadvantages of investment environments in sampling cities have been analyzed using OLS and principal component method. (3) The blindness in selecting the indicators has been avoided. (4) By using OLS method, the weights of various indicators are determined, and the niche evaluation formula of real estate investment environment has been established.(5 ~hrough previous steps the comprehensive scores about real estate investment environment of 12 cities have been calculated. (6) Using cluster analysis method for classification and grading of the city and proposing optimization strategy from the perspective of niche. It is concluded that the established evaluation system of real estate investment environment has good logicality, and the evaluating method is concise and highly effective, and has considerable practical value
