| 摘 要： | 项目可行性研究在房地产项目开发决策中得到了广泛的应用，但目前可行性研究主要是进行项目的经济论证，忽视了项目的技术论证，即开发方案的评价。本文首先强调了开发方案评价的重要性，分析了开发方案评价时应考虑的因素，以及这些因素对提高土地利用率、降低开发投资的影响，并拟定了相应的评价指标。通过对评价问题的分析，提出运用灰色数学理论来进行开发方案的评价，并对评价指标权重的确定进行了改进，文章的最后结合具体实例予以验证。

| Abstract: | Project feasibility study is widely used in the real estate investment decision,But now project feasibility study is restricted in the financial appraisal,the technical appraisal is ignored,namely developed plan evaluation. The article firstly emphasized the importance of development plan technical evaluation,analyzed the factor which should be considered in the technical evaluation, and the influence of these factors to the improvement of land developed rate and the investment,then study out the corresponding index. According to the analysis,this paper put forward the grey relational analysis method to solve the evaluation problem,and the confirmation of the proportion for the indices. At last the paper gives an example as the illustration. |
