Ao Analyse on Quality-Change Effect of Real Estate Price Based on Hedonic Model

The paper reviews the history of the invention of hedonic model, and analyzes the quality characteristics specification and data collection with the application of hedonic model to real estate price. It suggests the notation of quality-change effect, and proposes the formulas to measure the quality-change effect. It makes some conclusions. The analysis of real estate price's quality-change effect is important. Infrastructure construction can create significant quality-change effect on real estate price. Government should publicly publish the data of real estate transactions for researchers' use. Government should control the economic housing quality.
