我国房地产业投资效率评价研究

摘    要:运用超效率数据包络分析方法,构建了我国房地产业投资效率评价模型,并选取了35个大中城市为样本,对其房地产业投资效率进行评价。研究结果显示,我国房地产业整体上投资过度、投资效率较低;与中部地区相比,东部沿海地区和西北地区城市的房地产业投资效率较高,均达到或接近DEA有效水平。

Abstract:This paper uses the method of SE-DEA to establish an evaluation model of investment efficiency of real estate industry.And it takes 35 large and medium cities as the samples to evaluate their investment efficiencies.The results show that,on the whole,there exist the problems of excessive investment and low investment efficiency in China′s real estate industry,and the investment efficiencies of real estate industry of cit-ies in eastern coastal region and northwest region are higher,which are close to or reach DEA efficiency.
