我国特大城市建设用地的驱动力研究

根据我国特大城市1990-2001年建设用地增长数据,综合选取10个影响因素,作为本次驱动力研究的基础数据。采用相关分析法得出所选因素的Pearson相关系数,剔除次要因素,选取与建设用地显著相关的影响因素。应用偏相关分析法得出建设用地与这些因素的偏相关系数,进而根据偏相关系数判断各影响因素的重要程度。得出:全国和三大地区特大城市建设用地共同的驱动力是人口增长以及人均GDP水平。此外,第三产业的发展、单位固定资产的投入以及人均财政收入高低也对全国建设用地有较大影响。东部地区其它的驱动力主要是人均财政收入和第三产业;中部则是地均工业总产值,第三产业和人均财政收入;西部为人均园林绿地面积和人均财政收入。

A Study of Driving Forces of Metropolitan Construction Land in China

Based on the data of metropolitan construction land increase in China from 1990 to 2001,the paper selects 10 factors synthetically as basic datum for the study of the driving forces.First,use correlation analytical method to get the Pearson correlation coefficients of selected factors.Second,use partial correlation analytical method to get the partial correlation coefficients of developed land and prominent influencing factors,and judge the importance degree of influencing factors according to partial correlation coefficients.Finally,the paper arrives at the conclusion that the same driving forces of the country as a whole and the three large areas are population growth and the level of GDP per capita.Besides development of the tertiary industry,investment in per fixed assets and financial revenue per capita has more influence on the whole country.The other driving forces of the eastern part of the country are financial revenue per capita and tertiary industry,and in the middle part the total production value per capita of industry,tertiary industry and financial revenue per capita.The parks,gardens and green areas per capita and financial revenue per capita are the other driving forces of the western part of the country.
