征地区片综合地价确定方法实证研究

摘    要:研究目的:为完善征地补偿制度,针对征地补偿价测算中存在的问题,探讨区片综合地价确定的原理和方法.研究方法:文献资料法、比较分析法和案例法.研究结果:分析了区片综合地价确定的技术路线和影响因素,提出地价折中法、社会保障价格法、地价构成法、预期收益还原法等区片综合地价测算方法,并在广西邕宁县、北京市采集相关数据对部分方法进行实证研究.研究结论:确定征地区片价时要考虑预期收益,并应选用多种方法进行计算.

Abstract:The purpose of the paper is to improve the compensation system in land expropriation by studying the principles and methods to calculate the integrated price in a section demarcated for land expropriation.Methods of documentation,comparative analysis and case study were employed.Based on analysis of technical route and dominating factors in calculating integrated price,four methods were applied in case studies of Yongning of Guangxi and Beijing,namely: land price average method,social security price method,land price composition method and future income return method.The future income has to be taken into account in calculating integrated land section price and multi-methods shall be used.
