基于基准地价评估模型的修正体系编制方法研究

摘    要:提出了以定级因素作用分和基准地价评估模型相结合的方法计算修正系数,并通过分析定级因素作用分其及计算方法,确定修正系数条件指标。解决了传统的人工编制方法的主观任意性问题,丰富了地价评估理论,完善了城镇土地估价规程中的相关内容,为实现在计算机中以流程化方式编制基准地价修正体系提供了理论依据和实现的可能。

Abstract:In the paper, deficiencies of traditional methods of adjustive modulus are analyzed. The theory of working out regional factors?adjustive modulus is expounded, which is based on the method of valuation on land criteria price, with which a mathematical model was set up to represent the relationship between the samples price and effect value. The method, in which the adjustive modulus would be calculated and the condition index would be worked out by using grade factors effect value and the mathematical model, was brought forward. Had adopted this method, subjectivity of traditional methods would be greatly decreased. It will enrich the theory of land-value and perfect the regulation for valuation on urban land. Furthermore, it will be the base theory of realizing the whole procedure in the computer automatically.
