海南省海口、三亚两市房地产泡沫程度分析

近年来，海南省房地产市场呈现出迅猛发展的态势，特别是作为海南省经济发展龙头的海口，三亚两市，其不断攀升的房价导致居民购房压力大，购房困难。各方人士针对房价的高涨势头及由此可能产生的“泡沫效应”展开了热议。本文采用国际上判断房地产价格是否合理的若干指标，结合2003—2008年海口和三亚两市的统计数据进行分析，结果显示出海口市与三亚市的房地产市场已存在泡沫迹象。政府部门应未雨绸缪，积极出台相应的政策法规。防止房地产泡沫破裂的损失再次发生。

The analysis of the real estate bubble level of Haikou and Sanya of Hainan Province

In recent years, the real estate market of Hainan takes on a rapidly developing trend, particularly in Haikou and Sanya, which lead the economic development in Hainan, for the ever-growing housing prices contribute much to the over-increasing pressure and difficulties of the residents. The over-rising housing prices probably lead to a ＂bubble effect＂, which is been discussed continuously and fiercely by the people. In this paper, some international indexes people used are employed to analyze and confirm the reasonableness of the real estate prices, conjugated with the statistics of Haikou and Sanya, 2003- 2008. The results we can conclude are as follows： The sign of the bubbles have been observed to some extent in the real estate markets of the two cities, Haikou and Sanya. Approaches and precautions should be taken by the government to prevent the loss of the real estate came into being by the bubble burst once more by means that certain appropriate policies and regulations should be positively put forward.
