| 摘 要： | 近年来,外资流入房地产市场引起了普遍关注。本文综合考虑外资对房地产信贷的撬动因素,运用资产负债比例法间接推算出2003和2004年外资流入房地产开发和销售市场的资金总规模(包括直接流入的外汇资金及其撬动的人民币信贷资金)分别占全国房地产资金总规模的17．5％和11．5％,其中直接流入的外汇资金分别为140亿和120亿美元。

Measuring the Size of Investment in Domestic Property Market by Nonresidents |

| Abstract: | Recently, nonresidents are keen to invest in domestic property market. In this paper, we use balance sheet method to calculate the size of nonresidents' investment in property market, taking leverage effect into account. According to our estimate, the total size of foreign capital and its levered credit from banks in 2003 and 2004 are no more than the total capital investing in property market, in which the sizes of foreign capital were about USD 14 billion and USD 12 billion respectively. |
