The urban residential land rent function has been studied extensively in the field of urban economics, and the land rent function of Muth and Mills is considered to be one of the typical functional forms which is used in empirical studies. However, the model of Muth and Mills simply assumed the demand function for housing services to be a power function of income, which gives rise to a question. The main purpose of this paper is to derive an alternative form of the urban residential land rent function which is consistent with the utility maximization behavior of consumers and to discuss the estimation procedure of the derived land rent function.  相似文献

This paper investigates the asking rent behavior of a landlord with a vacancy who faces a known, downward sloping rental probability function. The shape of this function is shown to be strongly dependent on the form of the underlying acceptance rent distribution and on the rate at which prospective tenants visit the unit. A particular family of asking rent strategies is examined. It is shown that all of these strategies exhibit a declining sequence of asking rents, and that the landlord in choosing among them must balance his desire for rental income against his aversion to waiting.  相似文献

Hachemeister's (1975) regression model is discussed from a number of viewpoints including credibility theory, Gauss-Markov theory and the Kalman filter. The last formulation facilitates recursive premium formulae including forecast errors. Recursive estimation of structural parameters is also briefly mentioned and an illustration involving a data set is presented. The paper basically serves to unify a number of recently developed ideas rather than present new results.  相似文献

A procedure proposed by Farebrother (1979) for estimating the parameters of a standard Gauss-Markov model from aggregated data is shown to be invariant with respect to the choice of a generalized inverse of the matrix designated to approximate the unknown dispersion matrix of a transformed model, thus correcting Farebrother's statement that this desirable property cannot be attributed to his procedure.  相似文献

Arrow's Theorem is shown to be valid for measurable spaces of economic agents even with only a Boolean algebra of measurable coalitions. Purely competitive social welfare functions which ignore negligible coalitions may be handled by passing to a Boolean quotient algebra with the ideal of negligible coalitions. Invisible dictators are ‘agents’ in the Stone space of the quotient algebra, in which context social welfare functions induce continuous preference profiles.  相似文献
