This paper extends the existing comparative statics analysis about open or semiclosed cities, notably that of W. Wheaton [J. Econom. Theor., 9 (2), 223–237 (1974)], to a fully closed city, where urban land rent is redistributed to the city population. Specifically, we examine the effects on changes in exogenous variables, such as population size, agricultural rent, and initial endowments, on endogenous variables such as welfare level, city size, and rent schedule. Most, but not all, of the existing results are reestablished. Surprisingly, it is shown that, in contrast to the existing literature, and perhaps to intuition, the city area may shrink when the city population increases. The paper also extends the existing literature by analyzing the effect of the exogenous variables on the endogenous income and the demand for transportation. It is shown that, under plausible assumptions, the quantity of transportation demanded declines with its price.  相似文献

The general similarity of the results of comparative statics in a semiclosed and in a fully closed city have been demonstrated by Pines and Sadka (Journal of Urban Economics 20, 1–20, 1986). The objective of this paper is to determine if the consequences of different forms of public regulation of the urban land market are also invariant with respect to the type of city. The conclusion is that while there are well-defined consequences of such controls on metropolitan area and land values in a semiclosed city, the impacts in a fully closed city are generally ambiguous. Therefore, proposals for the introduction of zoning and density regulation have to be city-specific and take into consideration the pattern of land ownership and the extent of leakage of urban land rent income.  相似文献

This paper examines the short-run effects of changes in exogenous variables (including several government policies) on the schedule relating market equilibrium rent to quality level. The basic model differs from Sweeney (Econometrica, 42, 147–167 (1974)) by use of a bid rent closed city approach rather than a supply and demand (partially) open city approach. The mathematics changes completely, the analytics simplify, and the results change somewhat. Housing is treated as a durable quality differentiated good, but frictional forces and the multidimensionality of the housing package are ignored. The exception is an extension to a monocentric city context, so that housing units vary in both quality and location.  相似文献

One important but unrealistic assumption in the simplified Alonso–Mills–Muth (AMM(0)) model is that the composite good is ubiquitous and thus there is zero shopping cost for residents. This paper assumes that the composite good is only sold by a monopoly vendor inside the city and hence a shopping cost is inevitable for residents. It is shown that the vendor will locate at the city boundary in equilibrium. In contrast to the symmetric land rent pattern in the AMM(0) model, the current AMM(k) model offers an asymmetric land rent pattern in equilibrium. Moreover, this paper shows that a rent-maximizing government either regulates the vendor to locate at the central business district (CBD) (when income is high) or does not enact any regulation (when income is low).  相似文献

The present paper analyzes a very simple class of land-development games in which m developers individually seek to rent k contiguous land units from a set of n contiguous landowners. A notion of ‘admissible allocations’ is introduced to uniquely identify the set of ‘positive-profit participants’. 论文探讨北京城市空间发展的特征、并探究空间发展的特征与正在发展壮大的土地市场和土地制度改革之间的关系.利用1993年到2000年上半年北京城市建设区土地使用权出让数据,实证分析显示土地价格及土地开发密度都随着距城市中心区的距离增加呈下降趋势.实证分析还表明地租的曲线的空间变化与土地使用类型相关.这些实证证据支持如下结论:正在形成的土地市场确实影响城市土地开发和空间形态.实证分析还显示地租曲线的斜率和土地-资本替代弹性系数都随着时间的推移而变化.正如城市经济理论所预测,地租曲线斜率的下降是由于北京大量的交通投资降低了交通成本,从而又反过来使城市土地地租空间变化曲线发生旋转.土地-资本替代弹性指数的增加意味着价格影响土地开发密度.这两者的变化都反映出北京的土地市场正走向成熟.应该指出,在土地市场之外(在行政划拨的土地上)进行的大量开发对北京正在形成和发育的土地市场会产生扭曲.  相似文献

We develop a search-matching model in which mobility costs are so high that it is too costly for workers to relocate when a change in their employment status occurs. We show that, in equilibrium, wages increase with distance to jobs and commuting costs because firms need to compensate the transportation cost difference between the employed and unemployed workers at each location in the city. We also show that the equilibrium land rent is negatively affected by the unemployment benefit because an increase in the latter induce firms to create less jobs, which, in turn, reduces the competition in the land market. We then use this model to provide a mechanism for the observed spatial mismatch between where black workers live and where jobs are. We finally show that a transportation policy consisting in subsidizing the commuting costs of black workers can increase job creation and reduce unemployment if the level of the subsidy is set at a sufficiently high level.  相似文献

This paper makes the case for a diamond-shaped city with a rectangular grid street network as an alternative to the circular city with radial roads. It considers the allocation of land to transportation, the expansion of the road network via the development of expressways, the assignment of commuter traffic given alternative configurations, the corresponding rent and density surfaces, and the implications of these road networks for subcentering.  相似文献

This paper extends a recent von Thünen-type model of urban structure by Mills to include two competing forms of transportation, and then compares simulated representative American and European cities with respect to size, density, and land rents. Assuming consumers minimize costs in choosing between competing travel modes, the 19-equation model demonstrates that land rent differentials are diminished by adding an alternative travel mode, and that transport capacity is far more important than fare structures in determining transit patterns and land use. American urban structure appears to resemble European urban patterns as transportation modes proliferate.  相似文献

The urban residential land rent function has been studied extensively in the field of urban economics, and the land rent function of Muth and Mills is considered to be one of the typical functional forms which is used in empirical studies. However, the model of Muth and Mills simply assumed the demand function for housing services to be a power function of income, which gives rise to a question. The main purpose of this paper is to derive an alternative form of the urban residential land rent function which is consistent with the utility maximization behavior of consumers and to discuss the estimation procedure of the derived land rent function.  相似文献

This paper constructs a von Thünen type model with traffic congestion and two production inputs. A comparison between optimum and market land use patterns is presented. The second-best problem in which congestion tolls are not allowed is also considered. The policy variable in the analysis is the allocation of land between production and transportation. This paper presents new evidence on the determinants of the large disparities in home ownership by race in the U.S. Consistent with results first reported by P. Linneman and S. M. Wachter (1989,AREOFA J.7, No. 4, 389–402), we find noceteris paribusracial differences in ownership rates among white and minority households who possess sufficient wealth to meet down payment and closing cost requirements associated with standard mortgage underwriting criteria. However, substantial racial differences among wealth-constrained households exist, with constrained whites owning at higher rates than observationally equivalent minority households. Because minorities are disproportionately constrained by wealth-related underwriting standards, these differentials apply to roughly one-third of the white households in our samples and well over one-half of the minority sample. A multinomial model that treats central city versus suburban location as a choice variable in addition to tenure status is also estimated. The results show that even among households unconstrained by wealth-related underwriting considerations, minorities are much more likely than whites to own in central city locations. Thus, while controlling for wealth constraint status does eliminate tenure choice differences among the unconstrained, location differences remain for this group. They also are present among constrained households. Given the disparate fortunes of central city and suburban land markets in many metropolitan areas, this racial location pattern of ownership may have important long-run impacts on wealth distribution by race.  相似文献

In this paper, the impact of pollution on locational decisions and the production of pollution by individuals are modeled. This is done for pollution produced by transportation and for that produced by stationary sources. The nature of pollution as an externality distorts the pattern of land use. Transport pollution produces cities which are too dispersed or too large, whereas the reverse is true for pollution from stationary sources. The optimal spatial pattern of income classes in the model of transport pollution is that the better off people live further away from the center of the city; the reverse is true for the model of pollution from stationary sources.  相似文献

This paper deals with the conflict between local and through traffic when allocating land for transportation at the expense of residential consumption. The model developed in this paper gives the optimal allocation of land between both uses, via Pontryagin's Maximum Principle, and shows the impact of through traffic on the urban structure, on local transportation costs and on the cost of housing supply. The cost functionals are used to measure the total burden to the inner city and a connection is made to the ongoing discussion of the ‘exploitation’ thesis.  相似文献

An idealized static equilibrium model of a circularly symmetric city is presented. The model allows one to compute the spatial distribution of residences, given certain simple and plausible assumptions about the “costs” of transport, housing and neighborhood crowding. The model is chosen so as to guarantee that in first approximation, the residential population distribution which would be considered optimal by a perfect planner is identical to the distribution reached in a push-shove, laissez-faire equilibrium. This aspect of the construction is shown to be related in a simple way to the familiar “external diseconomy” situation in which a free resource is allocated among alternative uses by equating average, rather than marginal products. The existence of an infinite class of models in which the associated planner's optimum and laissez-faire equilibria are equivalent follows naturally from the standard theory of the private and social costs of highway congestion. The model leads naturally to exponentially falling population distributions which exhibit an “urban-suburban” dichotomy, to a particular overall city size, and to an optimal allocation of land between transport and residential uses.  相似文献

This paper examines the impact of an income tax in a monocentric city where households equilibriate their allocation of time between work, commuting, and leisure. An increase in the income tax rate lowers the implicit value of time, and hence transportation costs. “Compensated equilibrium” comparative statics analysis shows that under certain conditions, this results in a larger, more dispersed urban area, with lower land rents at the city center and less population within any given distance from the center. The welfare effect of an income tax rate change is also studied, and an expression for the marginal excess burden is derived. The income tax produces welfare losses both because it induces substitution in favor of leisure and in favor of travel—the latter accompanied by excessive spatial dispersion and consumption of space. The marginal excess burden depends not only on the compensated demand elasticity for leisure, but also on that for space. Finally, the problem of benefit measurement for transportation projects in this tax-distorted spatial economy is examined. Benefit measures should be deflated to adjust for the fact that further transportation improvements lead to reduction of land use intensity, exacerbating the problem of spatial resource misallocation in an already excessively dispersed urban area.  相似文献

Analysis of the behavior of technical inefficiency with respect to parameters and variables of a stochastic frontier model is a neglected area of research in frontier literature. An attempt in this direction, however, has recently been made. It has been shown that in a “standard” stochastic frontier model that both the firm level technical inefficiency and the production uncertainty are monotonically decreasing with observational error. In this paper we show, considering a stochastic frontier model whose error components are jointly distributed as truncated bivariate normal, that this property holds if and only if the distribution of observational error is negatively skewed. We also derive a necessary and sufficient condition under which both firm level technical inefficiency and production uncertainty are monotonically increasing with noise-inefficiency correlation. We next propose a new measure of the industry level production uncertainty and establish the necessary and sufficient condition for firm level technical inefficiency and production uncertainty to be monotonically increasing with industry level production uncertainty. We also study the limiting probabilistic behavior of these conditions under different parametric configuration of our model. Finally we carry out Monte Carlo simulations to study the sample behavior of the population monotonic property of the firm level technical inefficiency and production uncertainty in our model.

土地是有限的,完全依靠土地收入的发展模式是不可持续的。本文主要考察土地财政作为地方政府的一种融资渠道,城市建设用地规模的使用是否与城市人口规模的增加相协调,是否存在过度扩张城市面积促进地区经济发展的现象。为了分析土地出让收入(地租)、公共品供给以及城市规模之间的关系,本文以乔治亨利定理为基础,并引入林达尔均衡条件建立起最优城市人口密度理论模型。采用1999~2009年31个省面板数据对中国城市成本收益模型进行计量分析,结果表明全国26个省低于估算的最优城市人口密度,验证了中国存在城市面积的扩张与人口的增加不协调发展的情况。  相似文献

In this paper, a connection is made between urban population size in the presence of increasing returns to scale, and the economic theory of clubs. It is shown that under certain conditions, the optimal size of the population is finite and that collective action are transferable concepts from the theory of clubs. The model is also solved in a closed format, i.e., including rent payments as part of total income, under two redistribution schemes. It is shown that the optimal size of the population is independent of the mode of ownership of the urban residential land, when the transportation cost function is linear.  相似文献

Abstract

This paper adds a factor of production, land, to the standard core-periphery model of the New Economic Geography to analyse the effect of land rent on the price index and spatial structure. The result indicates that when production of the manufacturing sector has high dependence on land, and high demand elasticity for differentiated goods, the price index of the core region is higher than that of the periphery, and that the price index could rise with a degree of agglomeration. Meanwhile, the market forces cannot generate a core-periphery structure, which indicates the significance of the price effect on spatial structure.  相似文献
